Owner's representation

What is it?

When you take on a construction project, you need someone in your corner who answers only to you. As your Owner's Representative, SCM acts as an extension of your team — managing the process, protecting your investment, and keeping every contractor, consultant, and decision aligned with your goals from the first planning meeting through final closeout.

what SCM owner's representation includes:

Budget and Schedule Management

We can help develop and actively manage your project budget and schedule, so you always know where things stand.

Team Coordination

We assist you in identifying, evaluating, and coordinating the contractors, designers, and consultants your project needs.

Goal Alignment

We keep the entire project team focused on your goals and expectations, not just their own scope.

Clear Communication

We promote and maintain consistent, transparent communication between you and everyone working on your project.

Informed Decision-Making

We give you the expert insight and real-time updates you need to make confident decisions, not guesses.

Early Risk Identification

We work to anticipate risks before they become costly delays and build a plan to avoid them.

Progress and Quality Monitoring

We track construction progress and quality to hold the team accountable at every stage.

Investment Protection

Every decision we make is in service of protecting your investment and delivering the outcome you set out to achieve.

  • Public agencies and private developers managing capital projects
  • Anyone starting a project who wants a true advocate — not a firm that just takes notes and forwards updates

We focus exclusively on Owner's Representative and Project Management services — we don't design or build. That means no competing priorities, no conflict of interest, just conflict-free guidance built around your goals. Cary Schmoldt and Helena Jenkins bring a combined six decades of construction and project management experience to every engagement.

common questions

What's the difference between an owner's rep and a general contractor?

A general contractor is responsible for building the project and is ultimately accountable for their own scope and profitability. An owner's representative works exclusively for you, with no stake in the construction contract, to make sure the project stays aligned with your interests.

When should I bring in an owner's rep?

As early as possible — ideally during planning and design, before contracts are signed. The earlier we're involved, the more risk we can help you avoid.
